Our company was pleased to host a delegation of senior faculty members from Yaron Spector Real Estate Appraisal, Ltd. on a tour of the construction site on Schneller. Yaron Spector is rated by Globes’ Dun’s 100 as the #1 appraisal company in Israel and escorts the majority of new charedi projects in the greater Jerusalem area. The visit was attended by Spector himself, owner and CEO of the company; Gil Sitton, Director of the Zero Report Department (cost benefit analysis); and Golan Vakrat, Director of the Supervisory Department.
Spector, who visited the site in the past and offered his appraisal of a luxury project built on the Schneller Compound while Jerusalem Estates was still in the planning stages, was enthusiastic about seeing the dream that was sketched on the plan so many years ago taking form before his very eyes.
“I remember this place back in 2014, right after the State sold the compound. Even then I was surprised by the notion that they were selling such a prestigious, historic site to private developers. I’ve accompanied this project from the financial perspective since its inception, submitting the Zero Report and supervising the site. Now with the shell almost complete, it’s exciting to see the predictions and plans that were submitted only several years ago becoming a reality, and far surpassing our expectations!
in prperty value in Jerusalem
“Jerusalem as a whole is evolving rapidly, mostly in the center, both in transportation with the advancements in the light rail and rapid train to Tel Aviv, and also with other infrastructure and modern commercial centers that are being built as we speak. Our forecast is that all these will contribute to a significant rise in property value throughout Jerusalem, and particularly in the city center which is closest to all these advancements.
“Schneller Compound, aside from the obvious benefit of its prime location in central Jerusalem, also encompasses several essential parameters that affect the high value and rating that we assign it in the office. This is the last plot of land of its kind in historic Jerusalem. (The Schneller Compound stretches across some 80 dunams of land, making it the size of the entire Mekor Baruch neighborhood!) The Compound comprises hundreds of apartments surrounding an internal park that fosters a homogenous, intimate, calm feel, a microcosm of peace and quiet in the beating heart of the capital.
Limited Edition Apartments on historic property!
“The composite of all these elements, along with the manifest professionalism that radiates from every aspect of this tremendous project—beginning with the initial investment into planning and culminating with the top-notch execution that we see with our own eyes taking place at Jerusalem Estates, sets the value of this property in very high absolute terms. This is on top of its added value of being a sentimental and religious investment for generations to come. It’s like a work of art that comes to life only once every few decades, and in a limited edition!” concluded Spector. Winex-Kostika’s main offices are situated in Herzliya Pituach and feature a breathtaking exhibit room offering a dazzling glimpse of its selection of windows and window solutions, etc. The company prides itself on its highly-professional, talented and skilled faculty, which encompasses architects, consultants, supervisors and installers. At Winex, special emphasis is placed on providing the highest quality products alongside uncompromising customer service.
